Caroline Fleming, a 60-year-old woman from Elmers End, Bromley, is facing a distressing situation after investing over £20,000 refurbishing her housing association flat. She has spent 15 years improving her home, including replacing the kitchen multiple times, putting down flooring, and even paying for overgrown trees in her garden to be chopped down. However, her life took a turn in August 2024, when Riverside Group, her landlord, informed her that the building was at risk of collapsing and ordered her to leave immediately due to safety concerns with the structure.

The Situation:

Since the August order, Ms Fleming has been forced to live in a cramped hotel room over five miles away in Purley, Croydon, as she waits for Riverside Group to decide whether she can return to her home permanently. The two-storey property is now surrounded by scaffolding as the housing association addresses the safety issues.

Despite the unsettling situation, Ms Fleming remains emotionally attached to the property, stating, “I just want to live here.” She expressed sadness over her substantial personal investment in the flat, saying, “Everything in my house is brand new.” The work she did was partly driven by frustration over delays and refusals from Riverside to carry out necessary repairs, prompting her to fund the improvements herself.

Her Investment:

  • Ms Fleming invested in flooring, new kitchen fittings, built-in wardrobes, and wall repairs, which included skimming cracked walls.
  • She spent substantial amounts of her own money over the years, contributing to the £20,000 total expenditure.
  • As the situation unfolds, she faces the daunting possibility of starting over in a new place at the age of 60, with no ownership or recognition of the work she put into the flat.

Riverside Group’s Response:

The housing association, Riverside Group, acknowledged Ms Fleming’s concerns and stated that it is continuing to support her during this difficult time. However, due to ongoing legal matters, Riverside declined to comment further on the situation.

This case highlights the emotional and financial toll that housing issues can have on tenants, especially those who have invested their own time and money into making a place feel like home, only to face uncertainty due to structural safety concerns beyond their control.
